Nocatee's Newest Shops Sit Across a County Line From Their Own Publix

October 22, 2026

The newest grocery store in Nocatee lists its address as 75 Irondale Road, Ste. 100, Jacksonville, FL 32081. That is how Publix printed it in its opening announcement. The headline called it a new store "in Jacksonville, Florida," and a few lines down the company's media relations manager welcomed customers to "their new Nocatee Publix."

Both descriptions hold up. Marketplace at Nocatee sits west of Town Center along Valley Ridge Boulevard, and the Duval-St. Johns county line runs through it. The new storefronts that opened this fall are on the Duval side. The Publix they cluster around is on the St. Johns side.

Same Parking Lot, Two Counties

According to the Jax Daily Record's December 2024 permitting report, the shopping center covers 10.93 acres at 75 Irondale Road, south of Nocatee Parkway and west of Valley Ridge Boulevard at Burbank Avenue. Most of that land is in Duval County, which is consolidated with the City of Jacksonville.

The site plans in that report split the center cleanly. Publix is in St. Johns County. Publix Liquors and the two multi-tenant retail buildings, 17,500 square feet in all, are in Duval. St. Johns County Growth Management told the paper the two counties worked together, with St. Johns permitting the entry road and Duval permitting the buildings.

Those two multi-tenant buildings, listed in the permits as Retail Shell A at 9,100 square feet and Retail Shell B at 8,400 square feet, are where this fall's openings happened. If you use Marketplace at Nocatee as your second errand stop after Town Center, you are already doing much of that business in Duval County, even though the trip starts and ends in Nocatee.

What Is Actually Open on the Duval Side

Publix has been open the longest. It opened on Nov. 15, 2025, so the store turns one year old about three weeks after this post goes up. It runs at 48,387 square feet. Nocatee's developer, The PARC Group, describes it as a full-service grocery with a pharmacy drive-thru and an adjacent Publix Liquors.

Two newer tenants in the shop buildings are now open as well.

Business Address What it is Status heading into late October
SoFresh 75 Irondale Road, Suite 105 Fast-casual bowls, salads, wraps, quesadillas, smoothies Open, with posted hours and online ordering
BODYBAR Pilates 75 Irondale Road, Unit 203 Reformer-based boutique Pilates studio Open, with a live class schedule

SoFresh's Nocatee location page shows regular hours and online ordering, and it places the restaurant in Marketplace at Nocatee. In July, The PARC Group's Marketplace update said the menu would cover gluten-free, dairy-free, vegan, vegetarian, and high-protein diets, with pickup, delivery, and catering on top of dine-in.

BODYBAR Pilates took a longer route. In late August the Ponte Vedra Recorder reported the studio was preparing to open "at the end of August." A customer review on the studio's own Ponte Vedra page says, "Grand opening is 9/2!" Its online schedule now lists multiple classes a day that are open for booking. The developer's update adds the local detail. The owners live in Twenty Mile at Nocatee, the studio has 14 reformers and a small athletic-wear boutique, and BODYBAR Pilates Mandarin serves as its sister studio.

The Suites Still Waiting on a Date

The shop buildings are not full yet. The center's leasing materials list these spaces:

  • The Nail Boutique Spa, Suite A103. A full-service nail salon with eyebrow and eyelash services. The developer's most recent public timing is "Opening Late October 2026," and no firm opening day has been announced.
  • Foxtail Coffee, Suite A106. Listed as a tenant, with no opening date announced.
  • Suites A102 and B202. Both marked "Contract Pending," with no tenant named.
  • Suites A104, B201, and B205/B206. Listed as available.

So even after this fall's openings, a good share of the space in the two shop buildings is still spoken for on paper only or not spoken for at all. Before planning a nail appointment or a coffee run around a suite number, check that business's own channels.

The Corner Lot Both Counties Had to Approve

The county line matters most at the Daily's site, because it is the one project here where the line crosses a single parcel.

Daily's convenience store and gas station is planned for an outparcel at the southwest end of the center, off Burbank Avenue and Valley Ridge Boulevard. The Jax Daily Record reported in April 2025 that the county line runs through that parcel, most of it in St. Johns County, so the project needed approvals from both Duval and St. Johns. Plans were submitted to both counties on April 10, 2025.

The plans called for a 6,361-square-foot store with eight pumps and four fueling stations and no car wash. The paper also reported that Daily's owner and operator, First Coast Energy, bought the 2.5-acre parcel for $3.15 million in December 2024. The developer's July update put the opening at "2026," and the Nocatee business directory still lists Daily's second location as "Coming soon to Market Place - Irondale Road."

With two counties reviewing one corner lot, that "coming soon" has had more steps to clear than a lease signed inside one of the shop buildings.

The bigger additions are further out. The developer has announced Shores Fine Wine & Spirits for late 2027, a store of about 15,000 square feet with a wine and cheese bar. The Hub at Nocatee is planned for 2028 next to Publix, a 63,225-square-foot marketplace around an open-air courtyard with restaurants, shops, and weekend live music. For the next two years, the Marketplace will grow a suite or an outparcel at a time.

Back on Nocatee Center Way, the Calendar Stays Put

The new storefronts are moving west toward the county line, but Nocatee's community calendar is still anchored at Town Center. Every late-October event on the Nocatee resident events page is at a Nocatee Center Way address, with nothing scheduled at Irondale Road.

  1. Noc So Scary Family Halloween Party, Friday, Oct. 23, 6:30 p.m., Spray Waterpark and Nocatee Station Field, 400 Nocatee Center Way.
  2. UnWined Wednesday, Wednesday, Oct. 28, 6:00 p.m., at the Adult Pool, listed at the Nocatee Room, 245 Nocatee Center Way.
  3. Horror Movie Night, Thursday, Oct. 29, 7:30 p.m., Nocatee Station Field, for Nocatee residents ages 18 and up.
  4. Food Truck Friday, Friday, Oct. 30, 5:30 p.m., Nocatee Station Field, billed as the kickoff to Halloween weekend.

Town Center has its own restaurant news too. Asado Life, the Argentinian-inspired restaurant that started in St. Augustine, signed a lease for the former Dick's Wings space at 100 Marketside Avenue, No. 301, the Jax Daily Record reported on Aug. 27. In an Oct. 5 follow-up on the restaurant's new Jacksonville Shipyards location, which opened in August, the paper said the owners have another restaurant in the works in Nocatee and that co-owner Nick Carrera declined to share details. No opening date has been announced.

So Nocatee now has two retail centers a short drive apart. Town Center, on Nocatee Center Way and Marketside Avenue, keeps the event calendar and the next restaurant reuse. Irondale Road is where the new leases are being signed, mostly on the Duval side of the line.

If you're relocating or on PCS orders, a mailing address that says Jacksonville for a business that's clearly in Nocatee is exactly the kind of detail that's confusing from a distance. I keep track of what is open, what is pending, and which side of the county line it sits on, so you can plan around what's actually there.
