Drive down Racetrack Road this month and you'll pass two of the biggest projects northern St. Johns County has seen in years, both wrapping up within months of each other. One has already thrown open its gates with a ribbon-cutting and a crowd of residents. The other is still behind construction fencing and expected to open this fall.
The $34 million community project and $285 million hospital campus have different purposes and access. Tide Club access runs through the Julington Creek Plantation CDD's Patron system, including non-resident memberships, while UF Health Durbin Park will be open to the public.
The Jacksonville Daily Record reported that Julington Creek Plantation finished a six-year project to replace its aging aquatics complex in May. The result is the Tide Club, a $34 million buildout designed by Jacksonville-based ELM | Ervin Lovett Miller, and it's the kind of amenity upgrade that gets shared across every neighborhood Facebook group within a ten-mile radius.
The scope is real. There's a 10-lane competition pool, a resort-style family pool with two water slides, a dedicated adult pool, and a beach-style zero-entry area that slopes from dry deck into shallow water with built-in play features. A two-story, 10,762-square-foot clubhouse anchors the campus, with event space, a catering kitchen, and decks that look out over the whole complex. Tide & Tonic, a 4,100-square-foot bar and grill, sits poolside for anyone who wants a meal without leaving the deck chair. Next door, Treehouse Trails replaced an underused community park with a multilevel treehouse, an embankment slide, and ADA-accessible pathways woven through the landscaping.
The ribbon-cutting happened the evening of May 22, with the Julington Creek Plantation Board of Governors, the project's design and construction teams, and several hundred residents on hand. It's the kind of opening that makes a thirty-year-old community feel new again, which was the point. As ELM partner Steve Lovett explained in the Jacksonville Daily Record report, longtime residents who raised their families in Julington Creek now have different needs than they did decades ago, and the amenity program had to catch up.
The Tide Club isn't a St. Johns County amenity; it belongs to the Julington Creek Plantation Community Development District. Residents inside the CDD boundary pay an Annual User Fee, typically as part of their property tax bill, which funds the Patron system.
Getting in means having an access card. The district's own amenity rules spell out a separate Non-Resident Patron category for people outside the CDD who want to pay for a club membership, plus a houseguest pass system for short-term visitors.
That distinction matters because "St. Johns" as most people use it, and as it's often used to describe the general area stretching from Racetrack Road down through Fruit Cove and Switzerland, is a much bigger footprint than the roughly 5,700 homes inside the Julington Creek Plantation CDD. A new resident moving into the broader area could reasonably assume a $34 million community pool means their community.
While the Tide Club was drawing crowds in May, a much larger project kept moving quietly a few miles north. UF Health Durbin Park is a 42.5-acre health and wellness campus near Racetrack Road, and this fall it opens the first hospital of its kind in this part of St. Johns County.
The numbers are bigger than the Tide Club's by an order of magnitude. The hospital itself is a five-story, roughly 220,000-square-foot building with 99 inpatient beds and a 24-hour emergency department. A three-story, 72,147-square-foot medical office building on the same campus was targeted for a summer 2026 opening, ahead of the hospital. UF Health has described the initial hospital phase as a $285 million project, part of a broader billion-dollar investment across Northeast Florida, and projected it to bring around 2,000 new jobs at the outset, with a total closer to 12,000 across St. Johns and Jacksonville over time.

None of that requires a CDD access card, a Patron number, or a property tax line item tied to a specific subdivision. It's open to whoever walks in, whether they live in Julington Creek Plantation, Fruit Cove, Durbin Crossing, or anywhere else in the county that's closer to this campus than to the hospitals already serving the area.
