Why Everything on CR-210 Seemed to Open the Same Year the Road Did

Drive County Road 210 between I-95 and U.S. 1 this month and the orange barrels are gone. What used to be a work zone that backed up during school pickup is now a finished, wide-open stretch, and the shoulder that used to disappear into construction fencing just ends in grass. St. Johns County closed out that widening project on April 30, 2026, the final piece of a job that has been chipping away at this stretch for years.

If you have lived along this corridor for a while, you have probably noticed something else too. It feels like half the businesses on your feed opened in the same twelve months the road finally got finished. Walk-On's. A pho spot. A farm-to-fire kitchen out toward Julington Creek. A hospital going up near the interstate. That is not a coincidence of timing so much as a pattern, and once you see it, it tells you something useful about what shows up next and roughly how far out to expect it.

The Businesses That Didn't Wait

Some of what opened on 210 this past year didn't need a finished road to make sense. They needed a building permit, a lease, and enough rooftops nearby to fill seats, and St. Johns County has had that for a while.

Walk-On's Sports Bistreaux opened October 6, 2025, at 495 Durbin Pavilion Drive, in front of the Cinemark Durbin Park theater. The shell had been sitting there since a 2023 building permit put its construction cost at $2.1 million, and the project stalled for months before crews came back and finished it. The grand opening leaned into the neighborhood rather than just the brand: former Jaguars kicker Josh Scobee showed up representing First Tee of North Florida, and the franchise group handed out $5,000 in checks split between the St. Johns County School District's Character Counts program, Diamonds of Dreams, the county's Fire Rescue Cadet Program, and the Sheriff's Office Special Teams Association.

A few miles west, ZEN Pho and Noodles announced in January 2026 that it was taking over the former Oola Mala Hot Pot & Sushi space at 1385 St. Johns Parkway. The chain started in Gainesville in 2022 and has been adding Florida locations steadily since, and this one didn't wait on anything the county was building. It just needed an empty storefront in a growing zip code.

Out in Julington Creek, Pecan Craft Kitchen opened December 20, 2025, at 138 Florida 13, just south of the Julington Creek Bridge. The county approved a $750,000 build-out for the 120-seat restaurant in September, and the menu runs on a pecan-fired grill, with cornbread and hot honey, tamarind flatbread, and banana pudding rounding things out. The owners, Darryl Nagao and Brad Chasteen, already run more than 50 Moe's Southwest Grill locations across Florida, Maryland, Virginia, and Washington, D.C. through their company Welcome to Moe's Inc., so a fast-casual build in a growing suburb was well within their comfort zone.

None of these three needed the road project to finish. They needed rooftops, and St. Johns County has had those in abundance for years.

The Anchors That Needed the Road Finished First

The bigger commitments tell a different story, and their timing lines up with the road in a way the small restaurants' timing didn't.

UF Health's Durbin Park campus is the clearest example. The system has put $285 million into a 99-bed hospital with a 24-hour emergency department, part of a 42.5-acre campus that's expected to bring roughly 2,000 jobs in its first phase. The medical office building opened this summer, with the hospital itself set to follow in fall 2026. A facility built around ambulance access and emergency response does not break ground on a corridor that's still bottlenecked during rush hour. It waits for the traffic study to clear, and the traffic study clears when the road does.

Right next to it, Jacksonville-based Regency Centers is developing The Berkeley at Durbin Park, a grocery-anchored center that will bring a Whole Foods Market to St. Johns County along with TJ Maxx, Firebirds Wood Fired Grill, and Shake Shack. Construction is set to break ground in the fourth quarter of 2026, on land along East Peyton Parkway adjacent to the hospital campus. A center anchored by a full-line grocery store lives and dies on drive-time counts, and drive-time counts depend on a road that can actually move cars through it.

The same logic applies to the Peyton Family YMCA, a 53,000-square-foot facility planned as part of Durbin Park's second phase, and to Life Time's early scouting of the same area for a second Northeast Florida fitness club. JEA issued a service availability letter for the fitness project in March 2026, sizing it at roughly 85,000 square feet, well before any site plan becomes public. These are not businesses chasing an empty storefront. They're the kind of anchor tenants that commission traffic engineers before they commit to concrete, and this year, for the first time, those engineers had a finished road to measure.

The Paperwork Trail: What's Filed But Not Yet Open

Somewhere between those two groups sits a steady stream of smaller filings that tell you what's coming next, usually twelve to eighteen months out.

  • A fourth St. Johns County Taco Bell is working through the county's Development Review Committee for a site off CR-210 east of I-95, across from Ascension St. Vincent's, in the same stretch as the Fountains at St. Johns development and the Beachwalk community. The county's three existing locations sit at 335 Harper Lane in St. Johns and along U.S. 1 and Florida 16 in St. Augustine.
  • 7 Brew filed a preapplication in July 2026 for a second St. Johns County drive-through near CR-210, following a separate filing for a World Commerce location the month before.
  • Chick-fil-A has a site off CR-210 under review by the same Development Review Committee, plus a longer-standing interest in a spot near Nocatee and Crosswater parkways that dates back to 2023, and another proposed outparcel off International Golf Parkway tied to a future Walmart Supercenter.

None of this is glamorous, and none of it is open yet. But a preapplication filed in July usually means a building permit sometime in the next year, which means an opening not long after that. Reading the Corridor Like a Local

Once you separate what opened from what's still filed, the corridor starts to make sense as two overlapping timelines instead of one confusing rush.

The small, independent operators move on their own schedule, tied to lease availability and rooftop counts rather than to any county infrastructure milestone. They've been the ones filling storefronts steadily for the past year, and they'll keep doing it whether the next road project is finished or not.

The larger anchors move on a slower, more deliberate clock, one that's tied directly to traffic capacity. Now that CR-210 is finished from I-95 to U.S. 1, expect the pace of anchor announcements, groundbreakings, and site plan approvals to pick up rather than slow down, simply because the engineering excuse to wait is gone.
